We will inspect the foundation to the roof, the attic to the floors, interior and exterior walls, windows, doors, and all other visible parts of the house. We will also test the electrical, plumbing and HVAC systems. Our residential home inspection is a snapshot of the condition of the property on the date and time of the home inspection. It is a detailed visual examination of all the available installed systems and components. Once we are complete with our assessment, our inspector will go through all they found so you can see the home the way they did. Our interactive inspection report will then be delivered the same day.
Inspection Services Offered
Seller / Owner
Maintenance Check-Up Inspection: A periodic assessment of the condition of the property for the purpose of determining what is needed to keep the home in good working condition.
Pre-Listing Inspections: Is the same detailed inspection a buyer would expect, but better helps the seller understand the condition of the home before listing. This inspection empowers the seller to know what repairs are necessary, and helps them determine what the sale price of the house might be.
Remodel Punchlist Inspection: Not sure if your handyman or contractor is doing their best work or just want a second opinion. A punchlist inspection is a detailed look at a current or previous remodel or home maintenance project from a third set of eyes. We will compile a punchlist of item for the contractor to remedy.
Buyer
Phase 1-2-3 Inspections: Phase inspections are performed as your new home is being built.
Phase-1 would be before foundation is poured, to ensure the site was treated termite pesticide, and to check footing and post tension cables.
Phase-2 inspections are performed after framing but before sheetrock is hung on the walls. This inspection looks for any irregular framing, plumbing or electrical practices.
Phase-3 inspections are performed as a final inspection. All aspects of the home are inspected and tested.
Buyers / Sale Inspection: A visual examination of the property, readily accessible installed systems and components to determine their condition at the time and date of the inspection.
10-Day Inspection: After a real estate purchase contract is signed by the buyer and seller a 10-day due diligence period starts. Within this 10-day time frame, you have the opportunity to research all aspects of your property and determine what needs to be remedied or repaired. This inspection is an add-on in conjunction with a sale inspection. Typically performed on a new home, the 10-day inspection is a more thorough look at the cosmetic and finishing details of the home, as well as a closer look at the home’s build quality.
One year warranty inspection: Typically performed in the 11th month after your home purchase, this inspection is the last opportunity to have your builder fit any issues that may have arisen in the time since you moving in. Our inspector will evaluate the property and home for any issues and give you a detailed report of all issues that may need to be addressed.
Addition Services
Termite inspection: Unfortunately, termites are an issue for most properties at one time or another is Arizona. It is for that reason that for every final or buyers’ inspection a termite inspection is scheduled. This inspection is performed by a qualified third-party inspector, and can be added to any of our other inspections.
Irrigation inspection: A detailed examination of the irrigation systems to ensure that it is operating properly. This includes checking for coverage, heads that need to be adjust or repaired, and any zones that fail to operate.
Pool and spa inspection: An evaluation of pool and spa areas to ensure safety, and functionality. This inspection covers the condition of the pool/spa structure, the operation of pumps and filters, the safety of electrical components, and the integrity of barriers and safety features.
Arizona State Inspection Standards
The Arizona state inspection standards (click here) are the minimum standard. We strive to go above and beyond these standards. We know a home purchase is a large investment into your future and want you to know everything about your property, so you can make a wise financial decision.
For ethical reasons any persons associated with Evergreen Homes LLC shall not perform or offer to perform, for an additional fee, any repairs or associated services to the structure for which a home inspection report was prepared for a period of 12 months.
